It’s terrible to settle in to a new rental home or apartment only to discover something amiss. Once you sign a lease or contract, you are legally bound to what is written in the rental agreement. Sure, you could break your lease, but that means paying stiff penalties.

To avoid mistakes that you will have to live with for the duration of your stay, you need to ask questions. Here are eight areas to ask about before you sign a rental contract:

1) Surprise Expenses
The water might be free, but that doesn’t mean all of your utilities are. Find out who is responsible for paying for what. This includes electricity, heat, gas, cable television, Internet and water.

2) Noise Problems
Ask your landlord what the rules are regarding tenant noise and how they are enforced. Don’t be afraid to look online or ask other tenants if they have been bothered by noise from trains, planes, dogs or neighbors.

3) Poor Conditions
Getting a tour through a similar apartment is fine, but you should always ask to see the actual apartment you will be moving into before you sign a rental agreement. If the landlord agrees that something requires refurbishing, get a written commitment as part of the lease rather than relying on verbal assurances. Reach out to other tenants to find out how responsive the landlord is when something breaks.

4) Parking
Find out if there are designated parking places and, if so, what the tow policies are. If you have roommates, find out how much additional parking spaces cost. Ask current tenants if they are always able to find parking and if their guests are.

5) Public Transportation
If you are apartment hunting in a bigger city, ask your landlord where the nearest mass transit is. Depending on where you are located, consider asking to what degree weather conditions impact public transportation.

6) Internet and Television
In this day in age, a high-speed Internet connection is almost essential. Ask your landlord about the rental’s digital infrastructure and have them point out the electrical outlets, phone jacks and cable hookups.

7) Laundry
If a washer and dryer are not provided in your rental, be sure to ask your landlord where the laundry facility is located in the building. If there isn’t one, ask about dry cleaners or laundry businesses nearby.

8) Fire and Theft
Is your new apartment safe and secure? Find out about security features, fire protection and other safety considerations from your landlord. If the building has a main entrance, is it locked after a certain time? Is renter’s insurance recommended?

Αλματώδης αύξηση στις αιτήσεις και τις χορηγήσεις θεωρήσεων παρατηρείται σε σχέση με την αντίστοιχη περσινή περίοδο στο Γενικό Προξενείο της Ελλάδας στη Μόσχα, σύμφωνα με τον επικεφαλής του Ιωάννη Πλώτα στο νέο τεύχος του ρωσόφωνου περιοδικού «Ελλάδα», που κυκλοφορεί στη ρωσική πρωτεύουσα.

Μόνο τον Ιούνιο εκδόθηκαν 184.135 θεωρήσεις, έναντι 114.595, τον ίδιο μήνα του 2012, πράγμα, που ισοδυναμεί με αύξηση της τάξης του 60,68 %, ενώ «το σύνολο των θεωρήσεων, που εκδόθηκαν κατά το πρώτο εξάμηνο του 2013 ανήλθαν σε 398.066, έναντι 241.988 για την αντίστοιχη περίοδο του παρελθόντος έτους, καταγράφοντας αύξηση της τάξεως του 64,49 %», αναφέρει ο κ. Πλώτας στο περιοδικό.

Εξαιρετικά ενθαρρυντικά είναι και τα μηνύματα από τις χορηγήσεις θεωρήσεων πολλαπλών εισόδων και μακράς διάρκειας, άνω των 6 μηνών και έως και 5 ετών, σύμφωνα με τη Συνθήκη Σένγκεν, οι οποίες χορηγούνται σε Ρώσους πολίτες με ιστορικό επαναλαμβανόμενων ταξιδιών στην Ελλάδα και τις χώρες Σένγκεν και δίνουν την ευκαιρία περισσότερων ή και έκτακτων επισκέψεων στη χώρα μας εντός της ίδιας τουριστικής περιόδου ή της ίδιας χρονιάς, πολλαπλασιάζοντας τις ευκαιρίες για τον ελληνικό τουρισμό.

Οι πολλαπλές θεωρήσεις κατά το πρώτο εξάμηνο του 2013 ανήλθαν σε 143.221, έναντι 65.407, γεγονός, που αποτελεί αύξηση της τάξης του 118 % και αποτελεί, μεταξύ άλλων, υλοποίηση σχετικών οδηγιών από το ΥΠΕΞ, που έχουν προαναγγελθεί από τον πρωθυπουργό Α.Σαμαρά, ειδικά σε ό,τι αφορά τους εν γένει ευκατάστατους και «σπάταλους» Ρώσους τουρίστες.

Εντυπωσιακά στοιχεία για τον τουρισμό της Θεσσαλονίκης έδωσαν οι ξενοδόχοι της περιοχής επισημαίνοντας ότι οι Ρώσοι είναι αυτοί που σώζουν την συμπρωτεύουσα. 

Σύμφωνα με τα στοιχεία της Ένωσης Ξενοδόχων Θεσσαλονίκης οι διανυκτερεύσεις Ελλήνων ανήλθαν σε 452.848 (από 424.551 το αντίστοιχο περσινό διάστημα) και είναι η πρώτη φορά μετά από 4 χρόνια που καταγράφεται θετικό πρόσημο στους Έλληνες (+6,67%). 

Οι αφίξεις των Ρώσων αυξήθηκαν κατά 62,21% και αναδεικνύονται σε «πρωταθλητές» του τουρισμού όσον αφορά τους ξένους επισκέπτες, φθάνοντας ήδη τις 35.698 διανυκτερεύσεις από 22.007 την περσινή χρονιά. Από την άλλη, οι οικονομικές εξελίξεις στην Κύπρο φαίνεται ότι δεν επηρέασαν προς το παρόν την τουριστική κίνηση από πλευράς τους και κατέγραψαν άνοδο κατά 9,65%, με τις διανυκτερεύσεις τους να βρίσκονται στη δεύτερη θέση του πίνακα κατάταξης των αλλοδαπών (31.765 το 2013 έναντι 28.969 το 2012).

Στην τρίτη θέση βρίσκονται οι Τούρκοι, με 28.556 διανυκτερεύσεις φέτος από 19.025 πέρυσι (αύξηση 50,10%) και στην τέταρτη θέση οι Ισραηλινοί, οι οποίοι «ανέκαμψαν» και σημείωσαν αύξηση κατά 67,92% (26.854 το 2013 έναντι 15.992 το 2012).

Στην πέμπτη θέση βρίσκονται οι Ιταλοί αν και καταγράφουν πτώση (-4,09%), στην έκτη ανέβηκαν οι Βούλγαροι με αύξηση 19,87%, ακολουθούν οι Γερμανοί (αύξηση 1,81%) και στην όγδοη θέση συναντάμε πολίτες από τις Ηνωμένες Πολιτείες, οι οποίοι καταγράφουν άνοδο (10,85%). Επίσης ανοδικά κινούνται και οι διανυκτερεύεις Σέρβων και Ρουμάνων με ποσοστά 38,28% και 38,36% αντίστοιχα.

Οι Λίβυοι – αφορά σχεδόν αποκλειστικά την περίπτωση των τραυματιών – «έπεσαν» από την πρώτη στην ενδέκατη θέση (11.324 το 2013 έναντι 131.141 το 2012, πτώση -91,37%).

Με έναν αριθμό ρεκόρ, που θα ξεπερνά τα 17 εκατομμύρια επισκέπτες η Ελλάδα κερδίζει τις εντυπώσεις και αναμένεται και φέτος να είναι ένας από τους πιο δημοφιλείς τουριστικούς προορισμούς.

«Η Ελλάδα είναι ο μεγάλος νικητής της θερινής σεζόν» δηλώνει ο εκπρόσωπος της ταξιδιωτικής εταιρείας Thomas Cook, Ματίας Μπράντες και επισημαίνει ότι η χώρα έχει ανακάμψει από την κρίση της προηγούμενης χρονιάς και εμφανίζει ανοδικές τάσεις, τουλάχιστον στον τουριστικό τομέα, ενώ αυξημένη ζήτηση για τουριστικά πακέτα καταγράφει και η TUI. Ο μεγαλύτερος Tour Operator της Ευρώπης θέλει την Ελλάδα στην τρίτη θέση των πιο δημοφιλών τουριστικών προορισμών. Στην κορυφή των προτιμήσεων είναι η Μαγιόρκα, επισημαίνει η εκπρόσωπος της TUI, Άνια Μπράουν. Παρόμοια είναι η εικόνα που δίνει η l’tour.

Η εκπρόσωπος του εξειδικευμένου στα πακέτα last minute τουριστικού ομίλου, Νίνα Μάγιερ υπογραμμίζει ότι «οι τρεις πιο δημοφιλείς τουριστικοί προορισμοί της l’tour είναι η Μαγιόρκα, η Ελλάδα και η Τουρκία».

Η Ελλάδα παρότι στη τρίτη θέση, θεωρείται νικήτρια λόγω της αυξητικής τάσης που καταγράφει σε τουριστικά πακέτα.

Εντυπωσιακό είναι ότι αύξηση σημείωσε και η ζήτηση τουριστικών πακέτων για το φθινόπωρο. Όπως αναφέρει η εταιρεία ερευνών καταναλωτικής συμπεριφοράς GfK, τον Ιούνιο ο τζίρος των εκτός σεζόν κρατήσεων στα ταξιδιωτικά γραφεία αυξήθηκε κατά 16% σε σχέση με τον Μάιο.

Greece is included in the best value destinations category of Thomas Cook’s annual Holiday Cost of Living Report that was released recently.

The annual report highlights top value destinations to help holiday makers manage their holiday budget.

“What is clear is that an overseas holiday offers exceptional value for money, whatever board basis our customers choose, given that prices in many resorts abroad are considerably cheaper than in the UK,” said Joanna Wild, Retail Director, Thomas Cook UK & Ireland.

Ms. Wild underlined that all-inclusive holidays, which account for more than 50 percent of Thomas Cook’s business, are incredibly popular with families.

“However, other board bases, such as self-catering or bed and breakfast, are growing ever more popular with a different type of customer–those looking to step beyond the walls of their resort as they discover local customs and cultures,” she said.

Best Value Destinations

Research by Thomas Cook shows the majority of best value destinations where holiday essentials cost considerably less for short haul hot spots, such as Turkey, Cyprus and Mainland Spain.

The cheapest destination prize goes to Tunisia, closely followed by Mainland Spain and Turkey.

“Interestingly Florida, Portugal and Greece offer the best value beach supplies while in resort – meaning you don’t have to use up your luggage allowance on heavy inflatables, leaving more space in your case,” the report said.

To produce the annual Holiday Cost of Living Report, Thomas Cook came together with their colleagues overseas to compile and compare prices of holiday essentials in popular tourist destinations.

Jesse and fiancé Justin Mikita, 27, tied the knot in Manhattan on Saturday after getting engaged last September.
