  • Συναλλαγές 1,8 τρισ. δολάρια στην παγκόσμια αγορά ακινήτων

    Στο 1,18 τρισ. δολάρια (859 δισ. ευρώ) έφτασε ο όγκος συναλλαγών το 2013 σε ότι αφορά τη διεθνή αγορά ακινήτων. Αυτό είναι το αποτέλεσμα έρευνας που δημοσιεύτηκε στην τελευταία έκδοση International Investment Atlas της Cushman & Wakefield. Η αύξηση του όγκου συναλλαγών ανέρχεται σε 22.6% σε σχέση με το 2012 και είναι ο μεγαλύτερος όγκος από το 2007.

    Η δραστηριότητα το 2013 αυξήθηκε το ίδιο κα οι τιμές των ακίνητων ενώ χαρακτηριστική ήταν η αύξηση της ρευστότητας και η βελτίωση του κλίματος ενώ οι αποδόσεις επέστρεψαν σε επίπεδα προ κρίσης.

    Κοιτώντας μπροστά το 2014 η Cushman & Wakefield προβλέπει αύξηση 13%των επενδύσεων σε διεθνές επίπεδο στα US$1.33 trillion (€968 billion), με τις ΗΠΑ και τη Δυτική Ευρώπη να οδηγούν τη δραστηριότητα.

    Η ανάπτυξη των αγορών της Κίνας Ιαπωνίας και Αυστραλίας οδήγησαν σε υψηλούς όγκους συναλλαγών στη Ασία ενώ στον αντίποδα πτώση παρουσίασαν οι αγορές της Ινδίας, Νοτιάς Κορέας, Χονγκ Κονγκ και Ταϋλάνδης. Στη Ευρώπη και Αφρική οι τάσεις ήταν αντίρροπες με τις αγορές της Μεγάλης Βρετανίας και Γερμανίας σε ανάπτυξη ενώ τη Ρωσία Ιταλία Ισπανία Ολλανδια Βέλγιο σε άνοδο όπως επίσης και οι αγορές στα Ενωμένα Αραβικά Εμιράτα, Ισραήλ, Νοτιά Αφρική. Την ίδια στιγμή αγορές όπως Γάλλια Σουηδία Πολώνια έμειναν σταθερές σε σχέση με το 2013 ενώ οι Νορβηγία Ελβετία και Δανία παρουσίασαν πτώση.

    Για πρώτη φόρα από το 2009 η Αμερική δεν ήταν οδηγός στην αύξηση των συναλλαγών ωστόσο ήταν μια δυνατή χρονιά με οδηγό τις ΗΠΑ το Μεξικό ενώ σταθερή έμεινε η αγορά του Καναδά σε σχέση με το 2012. Σε αντίθεση η Βραζιλία η Αργεντινή και κάποιες άλλες αγορές παρουσίασαν μείωση του όγκου συναλλαγών.

    To 40% από τα διεθνή προς επένδυση κεφάλαια προέρχονται από την Ασία περίπου 40% από τα μη εκτος συνορων επενδυτικά κεφάλαια. Οι επενδυτές από την Βόρειο Αμερική επένδυσαν το μεγαλύτερο μέρος των εκτος συνορων επενδύσεων με πoσοστο 43% και κεφάλαια επένδυσης US$43.8 billion. Ωστόσο η Ασία έχε αυξήσει κατά 88% στα κεφάλαια προς επένδυση εκτός συνόρων και η Μέση Ανατολή κατά 96% ενώ οι Ευρωπαϊκές επενδύσεις εκτός συνορων είναι ελάχιστες.

    Οι επενδυτές στη Αμερική αύξησαν τις επενδύσεις στη περιοχή τους κατά 44% κυρίως λέγω των αυξημένων επενδύσεων από τον Καναδά στις ΗΠΑ ενώ οι επενδυσεις στην Ευρώπη από εγχωρίους επενδυτές μειώθηκε λόγω της ανταγωνιστικότητας από διεθνείς επενδυτές.

    Pension και sovereign wealth funds προτιμούν την Ευρώπη με 59% των επενδύσεων του 2013 στην Ευρώπη και Αφρικη 28% στην Αμερική και 13% στην Ασία.

    Η Ασία παρουσίασε την γρηγορότερη ανάπτυξη σε επενδύσεις το 2013 με 25% αύξηση και US$568.6 billion όγκο συναλλαγών καλυπτοντας το 48% της διεθνούς αγοράς. Θα πρέπει να σημειωθεί ότι σημαντικό ποσοστό αυτού αφορά σε πώλησεις γης στην Κινα. Προβλέπεται η αγορά της Ασίας να βελτιωθεί περαιτέρω το 2014 σε ποσοστοο 7-8% σαν αντίκτυπο της βελτίωσης της παγκόσμιας οικονομίας

    Στις αγορές της Ευρώπης και Αφρικής παρουσιάστηκε αύξηση λόγω της εντονης δραστηριότητας των αγορών της Νοτιας Ευρώπης με αύξηση 107% ενώ η ζήτηση στις κύριες αγορές παρέμεινε ισχυρή. Οι μεγάλες τρεις αγορές της Γαλιας Γερμανίας και Μεγάλης Βρετανίας παρουσιασαν αύξηση 24% σε όγκο συναλλαγών . Οι Opportunistic investors έκαναν την εμφάνιση τους αισθητή και γενικότερα η εκτός συνόρων ζήτηση έπαιξε ουσιαστικό ρόλο στην Αναγέννηση των αγορών της Ευρώπης στις οποίες προβλεπεται αύξηση 12-13% το 2014.

  • Buying a Home Less Expensive than Renting – by 38%!

    Trulia released their Rent vs. Buy Report last week. The report explained that homeownership remains cheaper than renting in all of the 100 largest metro areas by an average of 38%!

    The other interesting findings in the report include:

    • Even though prices increased sharply in many markets over the past year, low mortgage rates have kept homeownership from becoming more expensive than renting.
    • Some markets might tip in favor of renting this year as prices continue to rise faster than rents and if – as most economists expect – mortgage rates rise, due both to the strengthening economy and Fed tapering.
    • Nationally, rates would have to rise to 10.6% for renting to be cheaper than buying – and rates haven’t been that high since 1989.

    Buying a home now makes sense. You can lock in a mortgage payment before home prices and mortgage rates rise as experts expect they will. If you rent, your housing expense will only continue to increase.

  • «Ελλάδα – Νικήτρια του φετινού Καλοκαιριού»

    «Ελλάδα – Νικήτρια του φετινού Καλοκαιριού», είναι ο τίτλος άρθρου στην ηλεκτρονική έκδοση του σουηδικού περιοδικού TRAVEL NEWS. Σύμφωνα με το δημοσίευμα, τα στατιστικά στοιχεία πωλήσεων του γραφείου Ticket εμφανίζουν την Ελλάδα στην κορυφαία θέση των εταιρειών charter.

    Πιο αναλυτικά, σύμφωνα με τα στοιχεία από τα μέσα Φεβρουαρίου, οι κρατήσεις αυξήθηκαν κατά 11% σε σύγκριση με την ίδια περίοδο πέρυσι.

    Πάντως, πρέπει να σημειωθεί ότι το συγκεκριμένο άρθρο για την Ελλάδα δεν είναι και το μοναδικό στον σουηδικό τύπο, όπως αναφέρεται σε ενημερωτικό έγγραφο του γραφείου Οικονομικών και Εμπορικών Υποθέσεων της Ελληνικής Πρεσβείας στη Στοκχόλμη.

    Στην ηλεκτρονική έκδοση της εφημερίδας DAGENS NYHETER δημοσιεύεται άρθρο, στις τουριστικές σελίδες Resor, στο οποίο προτείνονται δέκα θεματικά ταξίδια που διοργανώνουν διάφορα σουηδικά τουριστικά γραφεία, έχοντας ως θεματική την γυμναστική και την άθληση και ένας από τους προτεινόμενους προορισμούς είναι η Ρόδος και συγκεκριμένα, η βορειοδυτική πλευρά του νησιού.

    Εκτός όμως από προορισμός για άθληση, η Ελλάδα ενδείκνυται και ως ένας από τους πλέον ρομαντικούς τουριστικούς προορισμούς. Αυτός είναι ο τίτλος άρθρου στην ηλεκτρονική έκδοση του περιοδικού ALLAS το οποίο αναφέρεται σε πρόσφατη έρευνα (Φεβρουάριος 2014) που διεξήγαγε το Thomas Cook Group σε πέντε χώρες (Σουηδία, Αγγλία, Γερμανία, Βέλγιο, Ολλανδία). Σύμφωνα με τους ερωτηθέντες η Ελλάδα κατατάσσεται στην 3η θέση των δέκα πιο ρομαντικών προορισμών, μετά τις Μαλδίβες και την Καραϊβική.

    Τέλος το σουηδικό πρακτορείο ειδήσεων ΤΤ αναφέρεται σε έρευνα της Fujifilm στην οποία συμμετείχαν 700 μέλη του site πολυτελείας “Very First To” σχετικά με το ποια είναι τα τοπία όπου μπορεί κανείς να τραβήξει τις πιο φαντασμαγορικές φωτογραφίες από την Ευρώπη ξεχωρίζει ως μοναδική περίπτωση ομορφιάς η Σαντορίνη.

  • Lufthansa: Aπευθείας πτήσεις Γερμανία – Θεσσαλονίκη

    Την επέκταση των πτήσεών της προς την Ελλάδα εξετάζει σοβαρά η Γερμανική αεροπορική εταιρεία Lufthansa. Σύμφωνα με δηλώσεις του Αντιπροέδρου ΝΑ Ευρώπης της εταιρείας, Κάρστεν Σάεφερ «καταρχήν κοιτάμε τη δημιουργία απευθείας πτήσεων από τη Γερμανία προς τη Θεσσαλονίκη και δευτερευόντως προς κάποια νησιά, όχι σε εποχική βάση όπως άλλες εταιρείες, αλλά σε μόνιμη 12μηνη βάση».

    Ως προϋπόθεση για τη δρομολόγηση νέων πτήσεων προς τα νησιά, εκτός τουριστικής σεζόν, ο κ. Σάεφερ έθεσε την κινητοποίηση των τοπικών αρχών στη διατήρηση της οικονομικής «ζωής» (ανοιχτά μαγαζιά, κλπ).

    Ο ίδιος, μιλώντας στο περιθώριο της παρουσίασης της νέας θέσης premium economy class (παροχές business class σε τιμή economy), εξέφρασε την απορία του γιατί η Ελλάδα δεν προσφέρει 12μηνο τουρισμό με έμφαση στους τομείς της γαστρονομίας και της φυσιολατρίας.
